01 · Set your comfortable monthly budget
Look beyond the purchase price. Include principal and interest, property taxes, insurance, HOA dues, maintenance and cash reserves. Decide what feels comfortable for your household before you start touring.
02 · Prepare your financing early
Discuss preapproval and loan options with your lender. Gather income and asset documents, compare written Loan Estimates and confirm the cash needed for the down payment and closing costs. Avoid major credit or employment changes without checking with your lender.
03 · Choose the right location and layout
Separate must-haves from nice-to-haves. Consider commute, space for family, accessibility, parking, outdoor space and future resale. Visit neighborhoods at different times of day and verify the features that matter to you.
04 · Make an informed offer
Review comparable sales, condition and market competition. Price matters, but so do financing, contingencies, closing dates and possession. We’ll review those choices together before you commit.
05 · Use your inspection period well
Schedule appropriate inspections, read disclosures and investigate issues with qualified specialists. Review insurance availability, HOA documents when applicable and the property’s ongoing costs. Track contractual deadlines closely.
06 · Get ready for closing
Review your Closing Disclosure with your lender, confirm funds through a trusted phone number, complete your final walk-through and arrange utilities and possession. Never rely on an unexpected email alone to verify wire instructions.
