First-Time Homebuyer Checklist for Orange County

By Alexander Piana, Broker Associate, The Piana Team

Buying your first home in Orange County? Before you start touring, decide what you want your monthly housing costs to look like, where you need to be during the week, and how much work you’re comfortable taking on after closing.

1. Set a monthly budget you’re comfortable with

Consider the mortgage payment, property taxes, insurance, HOA dues where applicable, and room for maintenance. Keep a separate estimate for your down payment, closing costs, and moving expenses.

2. Compare homes around your actual routine

If you’re looking in Anaheim, Garden Grove, and Santa Ana, try the drive to work at the time you normally leave. Compare parking, outdoor space, and how much updating each home needs. Those details can change which home feels like the best fit.

3. Know what you’ll review before committing

Ask which disclosures are available, what inspections you may want, and which deadlines would apply to your offer. If you’re considering a condo or townhome, factor in the HOA dues and review the association documents, including any disclosed assessments.
